Check the rules that apply to the property
England’s electrical safety regulations cover private and social rented homes, with scope, exceptions and transitional arrangements explained in government guidance. For properties within scope, the maximum interval between inspections is five years, or less where the report requires it. Check the current guidance for the tenancy involved.
Prepare before the inspection is due
Use the previous report’s recommended date and allow time for access and any necessary follow-up. Provide the address, tenancy arrangements, existing report and details of electrical alterations. Agree how tenants will be contacted and who can authorise additional work.
Read and share the report
Keep the full report and follow the applicable duties for supplying it. Existing tenants should receive it within 28 days of inspection and new tenants before occupation. Other sharing requirements may apply; the official guidance sets these out.
Arrange required follow-up
C1, C2 and FI observations require action; C3 identifies an improvement recommendation. Required remedial or investigative work must be completed within 28 days, or the shorter period specified in the report. Obtain the required written confirmation and follow the rules for supplying it to tenants and the local authority.
Keep inspection and repair scopes clear
Send the complete report when requesting a remedial quotation. Ask which findings the work addresses, what documentation will be supplied and how any additional investigation will be authorised. A failed report does not automatically establish that the whole property needs rewiring.
