Use the property’s circumstances and its last report
Inspection timing depends on how the property is used, its condition and any relevant requirements. Start with the date recommended on the previous report and the reason you need a new inspection. New faults or damage should be addressed when they arise, rather than waiting for a routine inspection date.
Rented homes in England
For tenancies covered by England’s electrical safety regulations, the interval must not exceed five years, and a shorter interval applies where the report requires it. An existing valid report does not automatically need replacing just because the tenant changes. Check the official guidance for the tenancy and any relevant transitional provisions.
Owner-occupied homes
Do not apply a landlord rule to every home. Discuss a suitable inspection interval with a competent electrician, taking account of the installation, previous findings and planned changes. Buying a property, arranging major work or having an unclear electrical history may prompt an assessment sooner.
Commercial premises
A workplace inspection schedule should reflect the premises, its use and the relevant assessment or requirements. Avoid assuming that every commercial building follows one fixed interval. Share the previous report and any insurer, lease or facilities-management requirements when arranging the inspection.
Keep the records useful
Retain the complete report, not just a front-page result. Record any remedial work and the associated documentation. When requesting a new inspection, send the previous report and explain alterations made since it was issued. This helps define the scope and access needed.
