Electrical Installation Condition Reports EICR

All electrical safety testing, checks and inspections of fixed wire installations are carried out in the same way – through an Electrical Installation Condition Report (EICR). When an electrician visits your home or business to carry out this report, they’ll test the permanent wiring throughout the property i.e. every electrical circuit.


The EICR documents all of the findings made during the electrical inspection, including any safety issues that make your installations non-compliant with IET Wiring Regulations BS 7671. These electrical safety checks are different from PAT testing, which is used for your portable appliances.

What is an EICR safety certificate?
Electrical Installation Condition Reports (EICRs) used to be known as Periodic Inspection Reports (PIRs), and some people refer to them as landlord safety certificates, fixed wire or hard wire inspections. These electrical safety checks should be done at least every five years, unless stated otherwise on your most up-to-date report. The report breaks down the faults into codes:

C1 – Immediate action required
C2 – Urgent action is needed
C3 – Remedial action recommended
FI – Requires further investigation


It also details the overall condition of your installations, including circuity, earthing and more.
