Start with an assessment, not an assumed rewire

Repeated tripping, damaged accessories or a burning smell deserve attention, but a symptom alone does not establish that every circuit needs replacing. The first useful step is to identify the problem and assess the condition of the installation. A local repair, further investigation, a consumer unit improvement or rewiring may be appropriate depending on the findings.

Changes worth reporting to an electrician

Tell the electrician about circuits that repeatedly trip, visible scorching, damaged sockets, intermittent power, unexpected buzzing or lights that change when equipment is used. Note when it happens and what is connected. Do not remove covers, expose cables or keep resetting a circuit to recreate the problem. If there is smoke or fire, leave the property and call 999.

Age is useful information, not a replacement deadline

There is no sound basis for deciding that a whole house must be rewired simply because it has reached a particular age. Previous alterations, damage, the condition of the wiring and the intended use all matter. An older installation is not automatically unsafe solely because the wiring regulations have changed. What an inspection can establish

An Electrical Installation Condition Report records findings from inspection and testing of the agreed installation. Discuss access, any limitations and the reason for the inspection before booking. Keep previous reports and installation certificates available. Where a particular fault is the concern, an initial fault-finding visit may be more appropriate than starting with a general inspection.

If rewiring is recommended

Ask which circuits are affected, what evidence supports the recommendation and whether the proposal is for a full or partial rewire. A useful quotation identifies accessories, circuit changes, testing, documentation and the responsibility for making good. Share plans for future kitchens, extensions or charging equipment so the agreed work reflects the way you intend to use the property.
